With a desire to downsize in retirement but remain in the same location, an owner builder engaged Guymer Bailey Architects to develop and maximise the site of his existing home in Armadale by building two townhouses.

Despite a number of challenging town-planning issues including tight overlooking and overshadowing constraints in a character area, we were able to design two large modern three-bedroom townhouses each with two separate living areas and two basement car parking spaces per home.

Sustainability design elements included high ceilings and spacious hallways for cross ventilation, large windows, integrated skylights and north facing courtyards to maximise natural light on both levels, rain gardens, rainwater storage and solar hot water. A new lightweight cladding system known for its superior thermal performance was also used for the outside of both properties.
