Located in the heart of Maroochydore, the Riva Waterfront Apartments takes in uninterrupted beach and river views across a never-to-be-developed natural island at the river mouth. The 12-storey residential building replaced a three-story apartment block previously designed by Guymer Bailey Architects and comprises one or two full-length apartments on each floor, a heated 25m lap pool, two upper-level plunge pools, spa, gym and secure parking.

Each of the 22 apartments fan outwards along the length of the building to maximise ocean, river and street views without sacrificing privacy. This fan pattern, combined with sun control hoods, screening, and large roof overhangs create a unique building design that exudes distinctive Queensland coastal character.

With a strong focus on sustainability, the Riva Waterfront Apartments features superior insulation, tinted glazing and significant water harvesting. Materials and finishes were chosen to cope with the harsh coastal environment and increase the longevity of the building exterior. Pandanus trees, advanced cycads, dracaenas, and cordylines were replanted from the existing site with additional native foliage and flowering plants selected for their hardiness.
